Four jobs, four different methods. A wool rug and a lobby corridor have almost nothing in common except that both are wearing out faster than they need to.
Residential carpet
Hot-water extraction with a pre-spray matched to your fiber — wool, nylon, polyester and olefin all behave differently under heat. Furniture gets moved and blocked, corners get protected, and the pile gets groomed so it dries standing up.
- Whole-home or by the room — bedrooms, living areas, hallways and stairs, priced per room rather than per guess.
- Pet odor and stain treatment — enzyme treatment at the source, including sub-surface flooding where urine has reached the pad.
- Traffic-lane restoration — the grey path from the door to the couch, agitated and flushed rather than masked.
- Move-in and move-out cleans — documented with photos for landlords and closing paperwork.
Upholstery
Fabric takes more skill than carpet and less water. We test for colorfastness and shrinkage first, then clean at the pressure the fabric can take — low-moisture for delicate weaves, full extraction for microfiber and canvas.

Area & oriental rugs
Rugs are not carpet with edges. They shed dye, they have fringe that tangles, and the backing can delaminate if you flood it. We dust the dry soil out first, clean to the fiber, and dry them flat.

Commercial & office

A room is up to 250 square feet; anything larger counts as two. Heavy soiling, extensive pet contamination and stairs over 14 steps are quoted at the walk-through — but you'll hear the number before we plug anything in, and it won't change afterwards.

Walk-through
We identify the fiber, find the traffic lanes and the spots you've stopped seeing, and price the job before a hose comes off the truck.
Pre-treat & agitate
A pre-spray matched to the soil dwells while a counter-rotating brush lifts pile that's been walked flat.
Hot-water extraction
Truck-mounted heat and vacuum flush the emulsified soil out of the carpet and into the tank — not down into the pad.
Groom & dry
The pile is set in one direction and air movers go down. You're walking on it in socks in a few hours.
